The historic Advance Thresher/Emerson-Newton building has been repositioned as the new Canopy by Hilton Minneapolis Mill District. Built in 1900 and 1904, the Advance Thresher building has been on the National Historic Register since 1977. 

The original architects, Frederick Kees & Serenus Colburn were heavily influenced by Louis Sullivan and design language in the Chicago School. Evidence of this is seen in the terra cotta panels and facade detailing of the building(s). All the detailing aside – this is whether threshing and plow equipment was made for the agriculture industry in Minnesota.

In the 80s and 90s the building had been converted into office space, with an occupancy of around 30%

Its adaptive reuse to become the Hilton Canopy began in 2015 to renovate this existing building into a 6-7 story upscale hotel with 183 guest rooms, meeting areas, restaurant, tenant space, lounge & art space in downtown Minneapolis. 

My involvement on this project was from its inception thru to the historic preservation submittal to the City of Minneapolis.

Since I was also involved in the 601 event center for the Miami Heat in Miami – schedule conflicts prevented my involvement in Design Development and 90% Construction Documents. 

The project itself went thru a lengthy design & re-design process and I had the opportunity to keep up with it on the BIM development side, and revised detailing of many of the Public Spaces.

Adapting a historic structure to a new use has its challenges – and the result tends to stray away from typical room layouts. In this case, there are variations of floor height, structure, number of levels that all needed to be overcome. In this hotel there exists (12) different King rooms, (5) different type of King Suites (5) different types of Double Queen rooms.
